What is a Comparative Market Analysis (CMA)?
Deciding what to ask for, or what is a fair price to offer, when selling your home or buying a new home can be challenging. No one expects you to have a solid understanding of the real estate market when selling or buying a home.

As part of the buying or selling process, you should always consult a comparative market analysis (CMA). I will conduct a CMA for you in order to provide you with a better understanding of the neighborhood so you can make a fair offer or find a solid asking price.
What is a CMA?
The CMA is quite possibly the most important analysis you can examine before listing your home for sale or before making an offer to buy one. The CMA is a list of comparable homes in the area that have recently been sold. There’s a lot that goes into the value of a home, including the location, age, condition, number of bedrooms and bathrooms, square footage, and the conditions of local real estate markets.
Preparing a CMA
As mentioned earlier, I will always prepare a CMA for my clients, whether they are buying or selling a home. In order to prepare a CMA, I will look for at least three comparable homes that have been sold in the area in the past year. If at all possible, I will try to find three comps from the past three months.
The CMA that I prepare for you will include the following:
- The comps will be located in the same neighborhood as your home
- The size of the lots will be comparable to your home
- The comps will have similar square footage
- The CMA will feature the years the homes were built
- The CMA will also list the conditions of the properties
- The number of bedrooms and bathrooms in each comp
- A list of all special features (fireplaces, finished basements and attics, pools, attached and detached garages, patios, etc.)
- The date of sale for every comp
- The terms and financing of the sale
